Buyer's Guide

Finding a home starts with a conversation

You don’t need to have your budget, timeline, and dream neighborhood figured out before you reach out. Maybe you’re ready to buy soon. Maybe you’re moving to Nashville and don’t know where to start. Or maybe you’ve been saving homes for months and want to know what’s actually possible.

Wherever you are in the process, we’ll help you make a plan that fits your life. Here’s what buying with the Harmon Home Team looks like.

main

Step 1: Tell us what you’re looking for

We’ll start with the big picture: what’s bringing you to this move, where you want to be, what you’d love in a home, and what you’d rather avoid. We’ll also talk through your timing and any home you need to sell.

Don’t worry about having a perfect wish list. Part of our job is helping you figure out which priorities matter most once you see what’s available.

main

Step 2: Get clear on your numbers

Before we start touring, you’ll talk with a lender about financing and get preapproved. We can connect you with lenders we know and trust, or work with one you’ve already chosen.

We’ll look beyond the purchase price, too. Your monthly payment, property taxes, insurance, HOA dues, and cash needed at closing all matter. The goal is to find a price range that works for you, even if a lender approves you for more.

main

Step 3: Make a search plan

Now we can narrow in on the homes and areas that make sense for your budget and day to day life. We’ll help you compare Nashville neighborhoods and surrounding communities, set up a search, and talk through what your money can buy in each area.

You can send us every listing you love, including the ones you’re unsure about. We’ll give you our honest take and adjust the search as we learn what feels right.

main

Step 4: Tour homes and ask all the questions

We’ll schedule showings and look at more than the listing photos. How does the layout feel in person? What’s the condition of the home? Is the street busier than you expected? What should you know about the lot, parking, HOA, or nearby development?

You won’t have to spot everything on your own. We’ll help you see both the potential and the things worth looking into before you make a decision.

main

Step 5: Make an offer that makes sense

When you find a home you want, we’ll review comparable sales, the home’s condition, and what’s happening with that particular listing. Then we’ll talk through price, closing date, contingencies, and any other terms that matter to you.

There’s no one size fits all offer. We’ll explain your options, give you our recommendation, and negotiate on your behalf so you can make a decision you feel good about.

main

Step 6: Go under contract and get to work

Once the seller accepts your offer, we’ll walk you through the important dates and next steps. That may include delivering earnest money, scheduling inspections, reviewing property documents, and working with your lender and title company.

This is the part of the process with the most moving pieces. We’ll help keep everyone on track and make sure you know what needs your attention and when.

main

Step 7: Inspect, investigate, and decide

The inspection period is your chance to learn more about the home. Depending on the property, you may want a general home inspection and additional evaluations for things like the roof, HVAC, sewer, septic system, or moisture concerns.

We’ll help you understand the findings, decide which issues matter most, and talk through any repair requests or negotiations available under your contract. An inspection report can feel overwhelming. You don’t have to sort through it alone.

main

Step 8: Finish the loan and appraisal

If you’re financing the purchase, your lender will continue processing your loan and usually order an appraisal. They’ll also tell you what documents they need and when.

We’ll stay in touch with your lender and closing team, help you understand any issues that come up, and keep you updated as you get closer to closing.

main

Step 10: Get your keys

Closing day is exciting, but our relationship doesn’t end at the table. Need a contractor recommendation, have a question about your home, or want our take on a future project? Reach out. We love being a resource long after move in day.

main

Step 10: Complete the Paperwork

No one looks forward to all the paperwork stacked up on the closing table, but it’s a necessary part of the process. Fortunately, everything will be arranged by your lender and title company. And, when you’re finished, you’ll be the legal owner of your new home.
